ATTENTION! All Lenders and Credit Managers who use NAS valuation reports - FREE review checklist enclosed.
I just came across a great free resource for all the User’s of the NAS Residential Valuation Reports here in the Caribbean. It is the “How to Review an Appraisal, The book designed to help you better evaluate the Uniform Residential Appraisal Reports (URAR) that come across your desk”, (quite a snappy sub-title, don’t you think?) from the Mortgage Guaranty Insurance Corporation in the USA.
The reason being that the NAS template report design and content is largely based upon the URAR – Form 1004/Form 70 (click on that link and see if anything looks familiar…) for residential valuations, which will be the same as this handy detailed guide on reviewing these format reports. Please do follow the above link to the guide, or click on the big orange button below, and have a read of this invaluable guidebook.
All the Lenders and Credit Risk Managers who have to use or rely upon these notoriously difficult-to-read form style reports, then please do read through this guidance and consider implementing the use of their detailed Check-List, as this provides an easy framework to start reading, reviewing and analysing the NAS valuation reports more effectively.
If after utilising the guide and brilliant Check-List of review points that it includes, you find that your reviews are now identifying inconsistencies and queries, that even when raised with the Valuer, you are unable to reconcile, then please contact us at matheson valuation. We offer a full suite of valuation report review services, tailored to your specific risk appetite and requirements, allowing you to have a report that has been reviewed and confirmed reliable by a qualified Valuer.
